Beenleigh is an old township, and it orients to itself rather than to Logan Central. People in the southern third of the City of Logan say Beenleigh when they say where they are from, and the housing stock around it is mixed in a way no other part of Logan is. Genuinely old cottages, 1970s and 1980s infill, and brand-new estate on the hills behind it, all within a few kilometres of each other.

For retaining walls that means one map and two markets. The flats near the confluence of the Logan and Albert rivers are a water story. The hills behind town at Bahrs Scrub, Windaroo and up toward Mount Warren Park are a cut-and-fill story. A builder who treats them the same will be wrong on one of them.

We connect you with experienced, insured local builders who work Beenleigh and know which of the two jobs they are looking at.

The three ages of a Beenleigh wall

Old township blocks. Low garden and path walls built decades ago, often in brick, block or hardwood, with no drainage behind them because that was not standard practice at the time. These fail slowly and quietly. The repair question is usually whether anything structural remains, and the answer is often that the original wall was never engineered at all. Our retaining wall repairs page covers how that call gets made.

1970s and 1980s infill. Treated pine sleeper walls from this era are long past their 15 to 25 year life, and they fail at the posts, at ground level, where moisture sits. Replacement is usually honest rather than optimistic, and concrete sleeper walls are the normal answer.

New estate on the hills. Young walls holding real loads. When one of these moves it has not worn out, it was built short of what the block needed, typically on drainage or footing depth, or something heavy went in above it later.

Water, and what Beenleigh's flood history does and does not tell you

Beenleigh sits near the confluence of the Logan and Albert rivers, and the catchment has a long record. The Bureau of Meteorology's material for the Logan and Albert catchment lists significant flood events of note in 1887, 1947, 1974, 2013, 2017, 2022 and 2025, and the February and March 2022 event was the largest on the lower Logan River since 1974.

What that history does not do is tell you about your block. Flood exposure is mapped parcel by parcel, and Logan City Council publishes it for your address, so check the council's flood mapping rather than relying on the suburb's reputation in either direction. The council also maps acid sulfate soils across the low-lying parts of Logan, which is one of the things that gets checked before significant excavation.

What it does mean for a wall is simple. Rain here arrives in bursts, and a wall is only as good as the route the water takes out from behind it. Ag-pipe, free draining gravel backfill, geotextile fabric and a legal point of discharge are the four lines to look for in a quote. Our retaining wall drainage page explains why those four are the whole job.

The Beenleigh approval question

Logan City Council publishes its own criteria, which is more than most councils do. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.

On an old township block the proximity trigger is the live one. Older houses here often sit close to a path, a boundary or an existing low wall, so a modest replacement wall can need approval on distance alone, regardless of how low it is. That catches people out precisely because the wall being replaced never had an approval of its own.

The rules behind those criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The QBCC is a separate thing: it licenses the contractor, and Queensland requires a QBCC licensed contractor for building work valued over $3,300. The council's criteria document is undated on its face and councils revise this material, so confirm the position for your own wall with Logan City Council or a private building certifier before you build.

What a wall costs around Beenleigh

Access swings the price more than material does on the older blocks. Narrow side setbacks, established trees and sheds mean barrow work rather than machine work, and that is labour. On the newer hill blocks the opposite applies while the block is still open.

Site classification under the Australian standard decides the footing depth and reinforcement, and it is done block by block rather than suburb by suburb, so nobody can quote you a footing from the address alone. Treat any per-metre figure as guide pricing and read our retaining wall cost guide before you compare.

Frequently asked questions

My wall has been there since before I bought the house. Does replacing it need approval?

It can, and the old wall's lack of approval does not carry over. A replacement has to meet the council's current criteria, including approval where a wall is constructed closer than 1.5 metres to any other building or retaining wall regardless of height. Confirm with Logan City Council or a private building certifier before the rebuild.

Does Beenleigh flood?

The catchment has a long flood record and 2022 was the largest event on the lower Logan River since 1974, but whether a particular property is exposed is mapped parcel by parcel. Check Logan City Council's flood mapping for your address.

Is the old brick garden wall worth repairing?

Sometimes, and sometimes there is nothing structural left to repair. Have it assessed before you spend anything, because a wall built without drainage or footings decades ago is often cheaper to replace properly than to patch twice.

Who owns the sewer and water mains if I am digging near them?

The water and wastewater network belongs to Logan Water, a commercial business unit of Logan City Council, and the street stormwater belongs to the council directly. Before any digging, your builder should lodge a free Before You Dig Australia (BYDA) enquiry to locate underground services.
