Springwood is one of the original aspirational suburbs of the north-east, built out through the 1980s on undulating ground along what is now the Pacific Motorway corridor. Big brick-and-tile houses, sloping blocks, and driveways that climb. Every one of those features means retaining wall.
The walls are the age you would expect. Timber sleeper walls last 15 to 25 years when drained properly, and the ones that came with these houses are well past that, so Springwood is a replacement market rather than a new build one.
We connect you with experienced, insured local builders who work Springwood and know what a 1980s wall on a slope is actually doing.
The driveway wall
Springwood's distinctive job is the driveway on grade. A driveway that climbs or crosses a fall needs one edge held, and that wall is carrying a vehicle, which makes it structural whatever its height. It is also the wall people least want to lose, because losing it takes the access to the house with it.
A driveway above a wall is surcharge loading by definition, which puts the job with an engineer and often means block retaining walls rather than a lighter system. Movement in a driveway wall is worth treating as urgent rather than cosmetic: see leaning or collapsed wall if it has shifted.
The garden and terrace walls
The rest of the work is the familiar end-of-life story. Timber posts rot at ground level where moisture sits, the wall leans, and by then the posts have lost their section. Repair is on the table where the posts and footings are sound and the lean is small and stable. Where posts are rotted, snapped or heaving, replacement is honest, usually in concrete sleeper walls, which do not rot and cannot be eaten. Our retaining wall repairs page covers how the call gets made.
What the council publishes
Logan City Council publishes its own criteria, which is more than most councils do. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.
Note that the published criteria name a driveway explicitly as a load that takes a wall out of accepted work. And the proximity trigger catches low walls close to the house, the garage or another wall regardless of height, which on a terraced Springwood block is the normal case. The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The council's document is undated on its face, so confirm your own wall with Logan City Council or a private building certifier before you build.
If the block is steep, pull Logan City Council's property report for your address too, because parts of Logan sit inside the landslide hazard and steep slope area overlay with the trigger mapped on slope at or above 15 per cent. Mapping is parcel by parcel.
Cost
Height and access are the two levers. Soil pressure grows faster than height does, so each extra metre brings deeper footings, heavier posts and usually an engineer. And a 40 year old block has fences, sheds and trees between the street and the wall, so material often goes in by barrow. Treat any per-metre figure as guide pricing and read our retaining wall cost guide.

Frequently asked questions
My driveway wall has a crack. How urgent is that?
Treat it seriously. A driveway wall carries a vehicle load, so a crack or a lean there is structural rather than cosmetic, and losing it can take your access with it. Keep cars off the affected section and get it assessed.
Does a driveway wall always need approval?
The council's criteria treat a driveway above a wall as a load that takes the work outside accepted building work, and surcharge loading over the zone of influence is a trigger in its own right. In practice expect approval and engineering. Confirm with Logan City Council or a private building certifier.
Can the wall be replaced without losing access for weeks?
Usually it is staged so access is kept, but that depends on the wall and the site. Ask the builder to set out the sequence and how long the driveway will be out, in writing, before you accept the quote.
