Underwood is established north-eastern Logan, built out mainly through the 1980s with larger homes on decent blocks and a good deal of commercial and light industrial frontage along the motorway corridors. The residential streets behind that are where the wall work is, and it is almost all about age.

A treated pine sleeper wall lasts 15 to 25 years when drained properly. The walls that came with these houses are past that, so the honest conversation here is usually about replacement rather than repair.

We connect you with experienced, insured local builders who work Underwood and will tell you which of the two you are looking at.

What fails and why

The post at ground level is the weak point. Moisture sits there, timber rots from the inside, and the wall leans only once the post has already lost its strength. Behind that, the cause is almost always drainage: no ag-pipe, no gravel column, nowhere for water to go, so the wall has been holding saturated soil and trapped water for years.

Repair is real where the posts and footings are sound and the lean is small and stable, typically by fixing the drainage and relieving the load. Where posts are rotted, snapped or heaving, replacement costs less than a chain of repairs. Our retaining wall repairs page explains the test, and retaining wall drainage explains the cause.

The later-addition problem

The other common Underwood job is a wall that was fine for 20 years and then started moving, because something went in above it. A shed, a pool, a widened driveway, a water tank, a deck footing. The wall was designed for soil, and now it is carrying a structure.

That is surcharge loading over the zone of influence, which the council names as an approval trigger in its own right. It is also the reason an older wall can need engineering on replacement when the original never had any.

What the council publishes

Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.

The proximity trigger is the one most competing quotes ignore. A low wall built closer than 1.5 metres to the house, the garage or another retaining wall needs approval regardless of how low it is. The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The QBCC licenses the contractor separately, and Queensland requires a QBCC licensed contractor for building work valued over $3,300. The council's criteria document is undated on its face, so confirm your own wall with Logan City Council or a private building certifier before you build.

Replacement options and cost

Concrete sleeper walls are the default replacement, since nothing in them rots or gets eaten. Block retaining walls come in under driveways and structures. Timber retaining walls still suit low garden terracing away from the house.

Site classification under the Australian standard decides the footing depth, block by block rather than suburb by suburb, so a standard footing quoted sight unseen is a warning sign. Treat any per-metre figure as guide pricing and read our retaining wall cost guide before comparing quotes.

Frequently asked questions

The wall was fine for years and then moved. Why now?

Usually a load that arrived later, a drainage path that blocked, or both. A shed, pool or driveway above the wall adds pressure the original design never allowed for, and a clogged ag-pipe turns ordinary rain into hydrostatic load.

Is new sleepers on old posts ever a good idea?

Only if the posts are genuinely sound at ground level, which on a 30 year old wall they often are not. Ask the builder to expose and check a post before they quote a sleeper swap.

Does a replacement wall need approval?

It can, even where the original never had one. Height including retained fill or cut, proximity closer than 1.5 metres to another building or wall, and surcharge loading are all separate triggers. Confirm with Logan City Council or a private building certifier.
