Logan Village is its own place with its own name, and it is worth saying that plainly because the word Logan covers four separate localities in this region. Logan Village is in the 4207 postcode, south-east of the growth front, and it is nothing like Logan Central, Logan Reserve or Loganholme. If you are getting quotes, put the full address on the paperwork.

The village itself is a small older centre. Around it is acreage, and to the north the Yarrabilba growth front is pushing closer every year. That gives three different kinds of wall job within a few kilometres.

We connect you with experienced, insured local builders who work Logan Village and the acreage around it.

Three jobs, three buyers

Older village blocks. Low garden, path and boundary walls built decades ago with no drainage behind them, because that was not standard practice at the time. These fail slowly, and the assessment question is usually whether anything structural remains. See retaining wall repairs.

Acreage. Shed and machinery pads cut into a slope, long driveways that cross the fall, batters that slip after heavy rain, and dam edges eroding back. Good machine access, large catchments, and spoil that can often stay on the property. Concrete sleeper walls for working areas, sandstone retaining walls near the house.

New estate at the edges. Benched pads, boundary level changes and the retained edge the house contract did not cover.

Water on a rural block

The catchment above a wall out here can be large, and a wall built only for soil load will not cope with a long slope draining into it. Cut-off drains upslope, clean aggregate, geotextile fabric and an outlet to a legal point of discharge are the basics. Leaf litter clogs what was installed, and on a big block nobody notices until a wall weeps mud. Our retaining wall drainage page explains the layers.

Flood exposure near the Albert River is a parcel-by-parcel matter that Logan City Council maps, so check the council's mapping for your own address rather than relying on the area's reputation.

Approvals

Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.

On acreage, the surcharge trigger is the one most often missed, because a shed, a tank or a driveway above a wall does not feel like a building load but counts as one. On an older village block, the proximity trigger is the one, because houses and paths sit close together and a low wall within 1.5 metres of a building needs approval regardless of height.

The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The council's document is undated on its face, so confirm your own job with Logan City Council or a private building certifier before you build. Before any digging, your builder should lodge a free Before You Dig Australia (BYDA) enquiry to locate underground services.

Ask for the wall, the earthworks, the drainage and the travel as separate lines, and read our retaining wall cost guide before comparing.

Frequently asked questions

Is Logan Village the same as Logan Reserve?

No. They are separate localities in different postcodes with different ground and different jobs. Use the full street address when you book anything, because the word Logan on its own covers several places here.

Does a shed pad wall need approval?

It can, and the shed is often the reason. Surcharge loading over the zone of influence is one of the council's triggers, separate from height. Confirm with the council or a private building certifier before you cut the pad.

Is the old village garden wall worth repairing?

Have it assessed first. A wall built decades ago without footings or drainage is often cheaper to replace properly than to patch twice, and an assessment costs nothing through the form.
