Meadowbrook is the newer part of the 4131 postcode, built up around the hospital and the university campus from the 1990s onward, with the Logan River not far away. The housing is younger than the old core to the north, and that changes the diagnosis when a wall starts moving.
A 25 year old wall that is leaning has worn out. A 10 or 15 year old wall that is leaning has not. It was built short of what the block needed, and that is a different and usually more fixable problem.
We connect you with experienced, insured local builders who work Meadowbrook and will find the shortfall rather than just quoting a replacement.
Why a young wall moves
Three causes account for most of it.
Drainage that was never installed properly. No ag-pipe, no gravel column, fabric missing so fines clogged what was there, or an ag-pipe that runs to nowhere. This is the most common finding and the cheapest to fix if the wall is otherwise sound.
Footing depth. Site classification under the Australian standard decides the pier depth and the reinforcement, and it is done block by block rather than suburb by suburb. A wall built on a standard footing quoted sight unseen can be under-founded for the actual ground.
A load that arrived later. A shed, a pool, a water tank, a widened driveway or a deck footing placed above a wall that was designed for soil alone. That is surcharge loading, and it is an approval trigger in its own right as well as a failure cause.
Our retaining wall repairs page covers how a builder works through those, and retaining wall drainage covers the first one in detail.
Water, on ground close to the river
Lower parts of this area sit near the Logan River, so where the water goes matters. Ag-pipe needs fall to a legal point of discharge, normally your own property's stormwater rather than over the fence. The street stormwater belongs to Logan City Council and the builder will confirm the connection.
Flood exposure is mapped parcel by parcel and Logan City Council publishes it for your address, so check the council's mapping rather than going on the suburb. The council also maps acid sulfate soils across the low-lying parts of Logan, which is one of the things that gets checked before significant excavation.
Approvals
Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.
On a newer block the proximity trigger catches a lot of boundary walls, because the house sits closer to the boundary than it would have on an older lot, and it applies regardless of how low the wall is. The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The council's criteria document is undated on its face, so confirm your own wall with Logan City Council or a private building certifier before you build.
Repairs are usually cheaper than replacement when the wall is young, which is why the assessment is worth having first. Read our retaining wall cost guide before comparing quotes.

Frequently asked questions
My wall is only 12 years old. Should it be moving?
No, and that is useful information. A wall failing well inside its design life has a specific shortfall, usually drainage, footing depth or a load added later. Fixing the shortfall is often cheaper than replacing the wall.
Can drainage be retrofitted?
Often, yes, if the wall is structurally sound. Builders excavate behind it in sections and install the ag-pipe, gravel and fabric that should have been there from the start.
Does the builder who built it have any responsibility?
That depends on the age of the work, the contract and the circumstances, and it is worth asking the QBCC about rather than this page. Get an independent written assessment either way, because you will need it for any conversation of that kind.
