Carbrook is acreage on the low eastern edge of Logan, which makes it a different trade proposition to anywhere else on this site. The jobs are agricultural in scale, the blocks are large enough for machinery, and water moves across a lot of ground before it gets anywhere near a wall.

What gets quoted here is rarely a garden wall. It is an edge around a dam that is eroding back, a batter that keeps slipping after heavy rain, a cut for a new shed or a second dwelling, or a driveway that has started to drop away on the downhill side.

We connect you with experienced, insured local builders who work out this way and are honest about what the distance adds.

Farm-scale structures

Long, low walls do most of the work out here, and they price differently per metre to a tall feature wall at a house. Concrete sleeper walls suit working areas because they go up fast with a machine and ask nothing of you afterwards. Around a house or an entrance, sandstone retaining walls are the usual choice, partly for the look and partly because big stone is a gravity wall that tolerates ground movement.

Where a batter is slipping rather than a wall failing, the fix is often regrading, cut-off drains upslope and a modest toe wall rather than a tall structure. A builder should work out where the water is going before anyone quotes a wall.

Water, on a big catchment and low ground

Two problems stack here. The catchment above a wall can be enormous, so a wall built only for soil load will not cope with a paddock draining into it. And the ground is low, so the water that arrives has less fall available to take it away.

Cut-off drains upslope, clean aggregate, geotextile fabric and a proper outlet to a legal point of discharge are not optional at this scale. Leaf litter and silt clog whatever was installed, and on acreage nobody notices until a wall starts weeping mud. Our retaining wall drainage page explains the layers.

Logan City Council maps acid sulfate soils across the low-lying parts of Logan, which is one of the things that gets checked before significant excavation, and on acreage the excavation is usually the biggest part of the job. Flood exposure is mapped parcel by parcel too, so check the council's flood mapping for your own address rather than going on the area's reputation.

Approvals, including the shed trigger

Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.

Acreage owners trip the surcharge trigger most often, because the load above the wall is a shed, a tank, a driveway or machinery rather than a house, and it does not feel like a building load. It still counts. The proximity trigger counts any other building, sheds included. The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The council's document is undated on its face, so confirm your own job with Logan City Council or a private building certifier. Before any digging, your builder should lodge a free Before You Dig Australia (BYDA) enquiry to locate underground services.

Getting a comparable quote

Ask for the wall, the earthworks, the drainage and the travel as separate lines. Two quotes that differ by thousands out here usually differ because one has left out the drainage or the spoil cartage. Read our retaining wall cost guide before comparing.

Frequently asked questions

Can a dam edge be retained?

Sometimes, and sometimes the better answer is regrading and planting rather than a structure, because a wall in a wet edge is a wall holding water. Get someone to look at the water movement before pricing a wall.

Does a farm wall still need approval?

It can. Height, proximity and surcharge loading are separate triggers in the council's published criteria, and a shed or driveway above a wall is surcharge loading. Confirm with the council or a private building certifier.

Can the spoil stay on the property?

Often yes on acreage, which is a real saving against cartage. The builder will tell you whether the material is suitable to spread and where it can legally go.
