The name tells you most of what you need to know. Mount Warren Park is elevated ground above the Beenleigh district, and the blocks here were laid out on a slope rather than on a flat. That means level change on most properties, driveways that climb, and more retaining wall per house than you find on the flats below.

It also means the walls have age on them. This is part of the established belt rather than the growth front, so the typical job here is a wall at the end of its life rather than a wall that was never built.

We connect you with experienced, insured local builders who work the hill and price for the access rather than for an easy flat lot.

The 30 year wall

Timber sleeper walls last 15 to 25 years when they are drained properly. The walls that came with 1980s and 1990s houses on these blocks are past that, and they fail at the posts, at ground level, where moisture sits and timber rots from the inside out. The visible lean is the last symptom, not the first.

Repair is genuinely on the table if the posts and footings are sound and the lean is small and stable, usually by fixing the drainage and relieving the load. If posts have rotted, snapped or started to heave out of the ground, replacement costs less than a chain of repairs. Our retaining wall repairs page covers how an honest builder makes that call, and concrete sleeper walls are the usual replacement because nothing in them rots or gets eaten.

Slope, access and the overlay

Two things make a hill job cost more than the same wall on a flat block. The first is access: machinery has to get to the wall line, and on a terraced back yard with a shed and a pool in the way, often it cannot, so material goes in by barrow and the labour climbs. The second is height, because soil pressure grows faster than height does, so deeper footings, heavier posts and usually an engineer come with the extra metre.

If your block is steep, check the overlay before you compare quotes. Parts of Logan sit inside the Logan Planning Scheme 2015 landslide hazard and steep slope area overlay, with the trigger mapped on slope, and a property report in the council's own document store shows it as landslide at or above 15 per cent slope. The mapping runs parcel by parcel rather than suburb by suburb, so Logan City Council's property report for your address is the only way to know. A block inside the overlay changes what the council will accept.

What the council publishes

Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.

Two of those land squarely on a hill property. A driveway above a wall is surcharge loading. And where a yard was terraced with two or three stepped walls, the proximity trigger catches walls built closer than 1.5 metres to each other regardless of height, which is how a modest-looking replacement ends up needing certification.

The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The council's document is undated on its face, so confirm your own wall with Logan City Council or a private building certifier before you build.

Frequently asked questions

Why do walls on this hill fail faster than on the flats?

More height, more catchment above the wall and more water trying to get out. A hill block loads a wall harder and feeds it more water, so a drainage shortfall that a flat block tolerates for 25 years shows up here in 15.

Can the drainage be fixed without replacing the wall?

Often yes, if the posts are sound. Builders excavate behind the wall in sections and install the ag-pipe, gravel and fabric that should have been there originally. See retaining wall drainage.

Does replacing a terrace wall need approval?

It can, on proximity. Walls constructed closer than 1.5 metres to any other building or retaining wall need approval regardless of the height of the walls, which covers most stepped terraces. Confirm with Logan City Council or a private building certifier.
