Logan Central was carved out of Woodridge and gazetted as a place name in 1986, so while the housing stock shares the old core's 1960s and 1970s origins, the locality itself is younger than the houses on it. It sits in the 4114 postcode and it is the commercial and civic middle of the City of Logan.
Two things set the wall work here apart from the rest of the old core. There is more medium density, which means more walls that belong to a body corporate rather than to one owner. And there are more commercial and mixed-use frontages, where a low wall is usually about levels and access rather than about holding a slope.
We connect you with experienced, insured local builders who work Logan Central and are used to quoting for a body corporate as well as for a homeowner.
Walls in a unit or townhouse complex
If the wall is on common property, the decision is not yours alone. In Queensland the entity is a body corporate, and work on common property normally needs its authorisation, usually through the committee or the body corporate manager.
What a builder can do without that is assess. A written condition report and a quote give the committee something to decide on, and that is usually the fastest route from a wall that worries you to a wall that gets fixed. Say up front that it is common property when you send the form, because it changes who the builder talks to and what paperwork they prepare.
Old low walls on house blocks
The rest of the work is the old core story: short path, step and garden walls added to 1960s and 1970s houses, built before drainage behind a wall was standard practice. No ag-pipe, no gravel column, no outlet, and 50 years of wet seasons.
The assessment question is whether the wall has a structure at all. Where it does, fixing the drainage and relieving the load can buy years. Where it does not, replacing it properly costs less than patching it twice. Our retaining wall repairs page covers the test and retaining wall drainage covers the cause.
Approvals
Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.
In a built-up locality the proximity trigger is the one that bites. Buildings, driveways, carports and existing walls sit close together, so a low wall is routinely within 1.5 metres of one of them and needs approval regardless of its height. A driveway above a wall is surcharge loading as well, which is common on a unit complex where parking sits above a level change.
The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The QBCC licenses the contractor separately, and Queensland requires a QBCC licensed contractor for building work valued over $3,300. The council's criteria document is undated on its face, so confirm your own job with Logan City Council or a private building certifier before work starts.

Frequently asked questions
The wall is in our unit complex. Who organises the work?
If it is on common property, the body corporate normally does, through the committee or the manager. A builder can still assess it and quote, which is what the committee needs in order to decide.
Does a wall under a car park need special treatment?
Usually yes. A driveway or parking area above a wall is surcharge loading over the zone of influence, which is one of the council's approval triggers and generally means an engineer's design.
Is Logan Central the same as Logan Village?
No. They are separate localities in different postcodes. Logan Central is 4114 and sits in the middle of the city. Use the full street address when booking anything.
