Cornubia is larger homes on bigger blocks, built through the 1980s and 1990s, and parts of it are properly hilly. That combination produces the two things that drive retaining wall work: real level change on the property, and walls old enough to be finished.
The walls that came with these houses are around 30 years old. Timber sleeper walls last 15 to 25 years when drained well. The arithmetic is not kind, and it is why most Cornubia enquiries are about an existing wall rather than a new one.
We connect you with experienced, insured local builders who work Cornubia and quote for the slope and the access rather than for an average flat block.
Repair or replace
The failure point is the posts at ground level, where moisture sits and timber rots from the inside. The lean is the last symptom.
If the posts and footings are sound and the lean is small and stable, repair is genuine: fix the drainage, relieve the load, buy years. If posts have rotted, snapped or started heaving out of the ground, or the lean is growing week to week, replacement costs less than a run of repairs. Our retaining wall repairs page covers how an honest builder decides, and a wall that has moved suddenly belongs on leaning or collapsed wall first.
Concrete sleeper walls are the standard replacement, since steel posts in concrete piers do not rot and cannot be eaten. Where a wall holds a driveway or sits under a structure, block retaining walls are often what the engineer draws. Stone is usually the feature wall at the house rather than the structural wall out the back, and sandstone retaining walls suit the larger frontages here.
Slope and the overlay
On a hilly block, two things add cost: height, because soil pressure grows faster than height does, and access, because the machine that could reach the wall line when the house was new usually cannot now.
If your block is steep, check the overlay before you compare quotes. Parts of Logan sit inside the Logan Planning Scheme 2015 landslide hazard and steep slope area overlay, with the trigger mapped on slope, and a property report in the council's own document store shows it as landslide at or above 15 per cent slope. Mapping runs parcel by parcel rather than suburb by suburb, so Logan City Council's property report for your address is the way to settle it. A block inside the overlay changes what the council will accept, and a builder who learns that after quoting has to reprice.
What the council publishes
Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.
On a terraced yard the proximity trigger is the live one, and almost no competing quote will mention it. The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The council's document is undated on its face, so confirm your own wall with Logan City Council or a private building certifier before you build.
Treat any per-metre figure as guide pricing and read our retaining wall cost guide before comparing quotes.

Frequently asked questions
Can a 30 year old wall be saved?
Sometimes, and it depends on the posts rather than the sleepers. Sound posts with a small stable lean can be worth repairing. Rotted posts cannot be patched honestly, and new sleepers on bad posts is money gone.
Why is the quote higher than the online calculators?
Access and height, mostly. Barrowing material down a terraced hill back yard is labour, and taller walls need deeper footings, heavier posts and often an engineer. Both are real costs rather than markup.
Does a pool or driveway above the wall change anything?
Yes. That is surcharge loading over the zone of influence, which is one of the council's approval triggers and a common reason an older wall starts moving. Mention it when you ask for a quote.
