Loganholme sits on the Pacific Motorway side of Logan, where the eastern suburbs run down toward the Logan River. The residential stock is largely 1980s and 1990s, on blocks with gentle to moderate fall, and the retaining walls are the ones that came with the houses.
Thirty years in, that means the work here is mostly assessment and replacement rather than new construction.
We connect you with experienced, insured local builders who work Loganholme and will give you a straight repair-or-replace answer.
What is actually failing
Timber sleeper walls last 15 to 25 years when drained properly. The failure is at the posts, at ground level, where moisture sits and timber rots from the inside, so the lean you can see is the last symptom rather than the first.
Repair is genuine where the posts and footings are sound and the lean is small and stable, usually by fixing the drainage and relieving the load. Where posts are rotted, snapped or heaving out of the ground, replacement costs less than a chain of repairs, and concrete sleeper walls are the standard answer because nothing in them rots or gets eaten. Our retaining wall repairs page covers the test, and a wall that has moved suddenly belongs on leaning or collapsed wall first.
The load that arrived later
The second common Loganholme job is the wall that was fine for 20 years and then moved, because something went in above it. A pool, a shed, a widened driveway, a water tank, a deck footing. The wall was designed for soil and is now carrying a structure.
That is surcharge loading over the zone of influence, and it is both the usual cause of late-life movement and an approval trigger in its own right. Tell the builder what sits above the wall when you ask for a quote, because it changes the assessment.
What the council publishes
Logan City Council publishes its own criteria, which is more than most councils do. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.
The proximity trigger is the detail nobody else will raise. A low wall built closer than 1.5 metres to the house, the garage, the shed or another retaining wall needs approval regardless of how low it is. The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The QBCC licenses the contractor separately, and Queensland requires a QBCC licensed contractor for building work valued over $3,300. The council's criteria document is undated on its face, so confirm your own wall with Logan City Council or a private building certifier before you build.
Drainage and cost
Whatever replaces the old wall, make sure the quote itemises ag-pipe to a legal point of discharge, free draining gravel backfill, geotextile fabric and weep holes or outlets. The street stormwater network belongs to Logan City Council and the builder will confirm your connection. Our retaining wall drainage page explains why water rather than weight is what failed the first wall.
Access is the main price lever on a 30 year old block, since fences, sheds and mature trees mean barrow work. Treat any figure as guide pricing and read our retaining wall cost guide.

Frequently asked questions
Why would a wall move after 20 good years?
Usually a load that arrived later, a drainage path that blocked, or both. Neither is visible from the front of the wall, which is why an assessment beats a guess.
Is a bigger wall the fix?
Rarely. If water is the cause, a taller wall just gives the water more to push on. Drainage first, then whatever structure the engineer specifies.
Does the replacement need approval?
It can, even where the original never had one. Height including retained fill or cut, proximity closer than 1.5 metres to another building or wall, and surcharge loading are all separate triggers. Confirm with Logan City Council or a private building certifier.
