Windaroo sits on the hills behind Beenleigh and has two generations of retaining wall on the same contour. The older part went in through the 1990s and early 2000s, so the timber sleeper walls from that era are now at the end of their design life. The newer part is still being cut and filled, so the walls there are young and holding real loads.

One suburb, two completely different jobs, and the honest answer to a quote request depends entirely on which half of it you live in.

We connect you with experienced, insured local builders who work both ends of Windaroo and will tell you which conversation you are actually having.

If your wall is 25 to 30 years old

Treated pine sleeper walls last 15 to 25 years when they were drained properly, and rather less when they were not. A wall that went in with the house in the 1990s is past that now, and the failure point is almost always the posts at ground level, where moisture sits and timber rots from the inside.

Repair is on the table if the posts are sound and the lean is small and stable. If the posts have rotted, snapped or started heaving out of the ground, replacement is the honest answer rather than the upsell. Our retaining wall repairs page covers how that call gets made, and concrete sleeper walls is the usual replacement.

If your block is still being finished

Newer Windaroo blocks are cut-and-fill on sloping ground. The builder's contract stopped at the slab, and the retained edge at the boundary is the owner's job. Because the fall here is real, those edges are often tall enough to need an engineer from the outset.

Before anyone quotes, pull Logan City Council's property report for your address. Parts of Logan sit inside the Logan Planning Scheme 2015 landslide hazard and steep slope area overlay, with the trigger mapped on slope, and the council's property report shows it as landslide at or above 15 per cent slope. The mapping is parcel by parcel rather than suburb by suburb, so a hill address is a reason to check rather than a reason to assume.

The approval test that catches low walls

Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.

The middle test is the one nobody mentions. A low wall tight against the house, the garage or the wall your neighbour built needs approval on distance alone. The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The council's document is undated on its face, so confirm your wall with Logan City Council or a private building certifier before you build.

Drainage is what decides the next 20 years

Water, not weight, is what fails walls here. Rain arrives in bursts, a hill block has a catchment above it, and a wall with no ag-pipe or gravel column behind it is holding saturated soil and trapped water at the same time. Whatever you build, make sure the quote itemises ag-pipe, free draining gravel backfill, geotextile fabric and a legal discharge point. Our retaining wall drainage page explains why that list is the whole job.

Frequently asked questions

My 1990s timber wall is leaning. Repair or replace?

It turns on the posts. Sound posts with a small stable lean can often be repaired by fixing the drainage and relieving the load. Rotted or rotated posts mean the wall is finished, and patching it is money you will spend twice.

Do I need approval to replace a wall that is already there?

Possibly, even though the old one may never have had approval. A replacement in the same position still has to meet the council's current criteria, including the 1.5 metre proximity trigger. Confirm with Logan City Council or a private building certifier before the rebuild.

Is Windaroo inside the steep slope overlay?

That is not a suburb-level question. The overlay is mapped parcel by parcel on slope, so the council's property report for your specific address is the only way to answer it.
