Greenbank is acreage, and the retaining work here is rarely a garden wall. It is a batter that keeps slipping after heavy rain, a cut for a new shed or a second dwelling, an edge around a dam that is eroding back, or a driveway that has started to drop away on the downhill side. The scale is closer to agricultural than suburban, and the distances are real.

The other half of Greenbank is newer. Parts of it sit on the growth front, which means standard estate-style blocks with benched pads and boundary level changes sitting a few kilometres from working acreage.

We connect you with experienced, insured local builders who work this part of 4124 and are honest about what the distance adds.

Farm-scale work, not garden edging

Long, low structures do most of the work out here. A hundred metres of sleeper wall holding a track edge is a very different job to a two metre feature wall at a house, and it is priced differently per metre too. Concrete sleeper walls suit working areas because they go up fast with machinery and need nothing from you afterwards. Where a batter is slipping rather than a wall failing, the fix may be a mix of regrading, drainage and a modest toe wall rather than a tall structure.

Around a house or an entrance, sandstone retaining walls are the usual choice, partly for looks and partly because big stone is a gravity wall that tolerates ground movement.

Access, water and the long drive

Good access is the compensation for the distance. An excavator can usually get wherever the wall is going, spoil can often stay on the property, and that keeps labour down. Against that, every delivery and every machinery float carries kilometres.

Water is the bigger technical issue. On acreage the catchment above a wall can be enormous, and a wall built only for soil load will not cope with a paddock draining into it. Cut-off drains upslope, clean aggregate, geotextile fabric and a proper outlet are not optional at this scale. Our retaining wall drainage page explains the layers.

Approvals, including the one for sheds

Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.

On acreage, the surcharge trigger is the one that catches people, because the thing above the wall is a shed, a tank, a driveway or machinery rather than a house, and it does not feel like a building load. It is still surcharge loading over the zone of influence. The proximity trigger applies to any other building or retaining wall too, sheds included.

The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. Queensland separately requires a QBCC licensed contractor for building work valued over $3,300, which is a licensing rule rather than a height rule. The council's criteria document is undated on its face, so confirm your own job with Logan City Council or a private building certifier. Before any digging, your builder should lodge a free Before You Dig Australia (BYDA) enquiry.

Getting a comparable quote

Ask for the wall, the earthworks, the drainage and the travel as separate lines. Two quotes that differ by thousands usually differ because one of them has left the drainage or the spoil cartage out. The retaining wall cost guide covers what belongs in a complete price.

Frequently asked questions

Does a farm wall still need approval?

It can. Height, proximity and surcharge loading are separate triggers in Logan City Council's published criteria, and a shed or a driveway above a wall is surcharge loading. Confirm with the council or a private building certifier before you start.

Can a slipping batter be stabilised without a wall?

Sometimes, with regrading, planting and drainage. A builder should look at where the water is going before anyone quotes a structure.

Is it cheaper to do several jobs at once?

Usually, yes. Machinery float and travel are charged per visit, so grouping work out here makes a real difference.
