The shared boundary wall
This is the most awkward job in the trade, and not for technical reasons. The wall sits on or near a line, both households are affected, and the wall was often built by a developer decades ago to a budget nobody now remembers.

Why it bowed
A bow in the middle of a run, rather than a lean at one end, almost always means water. The ag-pipe was never connected to anything, or a downpipe discharges behind the wall, so the fill behind it saturates and pushes. The posts then rotate or the sleepers bow between them.
Repair is on the table where the posts are sound and the bow is small. Builders excavate behind the wall in sections and install the ag-pipe, gravel and fabric that should have been there originally, then relieve the load. Approvals on a boundary wall
Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.

The height test counts the wall plus the fill or cut retained, so a wall holding a neighbour's higher ground is measured on the whole level difference, not just the exposed face. And the proximity trigger is measured to any other building or retaining wall, which includes structures on the neighbour's side.
