Holmview has had a lot of new housing put into it, and it sits on the Logan River side of the Beenleigh district. That combination makes it one of the more interesting wall suburbs in 4207: new estate pads with boundary level changes on one hand, and low-lying ground where water management decides everything on the other.
We connect you with experienced, insured local builders who work Holmview and will ask where the water goes before they price the wall.
New estate, old river
On the newer pads the job is the familiar one. Blocks were benched into level building platforms, the house contract ended at the slab, and the retained edge at the boundary or the back of the yard was left for the owner. Concrete sleeper walls are the default and match what is already on the street.
Closer to the flats the question changes. A wall built across the fall without a proper outlet behind it becomes a dam, and the first heavy week will prove it. Ag-pipe to a legal point of discharge, free draining gravel backfill and geotextile fabric are the non-negotiable lines in the quote. Our retaining wall drainage page explains why those are the whole job.
Flood exposure is mapped parcel by parcel and Logan City Council publishes it for your address, so check the council's mapping rather than going on the suburb's reputation. The council also maps acid sulfate soils across the low-lying parts of Logan, which is one of the things that gets checked before significant excavation, and on a wall the footing dig is the deepest part of the job.
The approval criteria
Logan City Council publishes its own criteria. A retaining wall up to 1 metre high from natural ground level is accepted building work provided no loads are imposed above it, such as a building, a structure or a driveway. Approval is required where the total height of the wall and of the fill or cut retained by the wall is greater than 1 metre, where retaining walls are constructed closer than 1.5 metres to any other building or other retaining wall regardless of the height of the walls, or where there is surcharge loading over the zone of influence for the wall.
On a newer estate lot the proximity trigger is the live one, because the house sits close to the boundary and a boundary wall is routinely within 1.5 metres of the dwelling or the garage. It applies regardless of how low the wall is. The rules behind the criteria sit in the Building Regulation 2021, and Logan City Council and private building certifiers apply them. The council's document is undated on its face, so confirm your wall with Logan City Council or a private building certifier before you build.
Cost and sequence
The cheapest time to build a wall on a new Holmview block is before the fence goes up, while a machine can still reach the wall line. After that, barrow access adds labour to every cubic metre. Site classification under the Australian standard decides the footing, block by block, so a standard footing quoted sight unseen is a warning sign. Read our retaining wall cost guide before comparing quotes.

Frequently asked questions
Where can the drainage behind my wall discharge to?
A legal point of discharge, normally your property's own stormwater system rather than over the fence. The street stormwater network belongs to Logan City Council, and the builder will confirm what the connection needs to be for your block.
Does the council approve walls on low-lying blocks differently?
The published criteria are the same: height including retained fill or cut, proximity closer than 1.5 metres to another building or wall, and surcharge loading. What changes on a low block is the engineering and the drainage design. Confirm your position with the council or a private building certifier.
My wall is low but right beside the house. Is that a problem?
It is the exact case the proximity trigger covers. Approval is required where a wall is constructed closer than 1.5 metres to any other building or retaining wall regardless of height, so check it rather than assume a low wall is clear.
